Who is a Building Surveyor?

A:

A Building Surveyor is a qualified person, by examination and experience, and a member of the Institution of Surveyors Malaysia (ISM). The ISM is the professional institution representing the surveying profession in Malaysia. He/She is bound by the Rules of Conduct of the ISM that requiring the members to conduct their operations with the high level of professional skill, knowledge, integrity and professionalism. A Building Surveyor is a person trained in the techniques and law of building construction particularly in building surveying. He or she advises on building condition/ defects, alterations, extensions, maintenance and repairs of existing building.

What is a building survey?

A:

A building survey is a detailed survey carried out by a Building Surveyor in order to assess the condition and dilapidation of the buildings, in particular, the structure, fabrics and components, finishes, services and safety requirements. Building survey is a kind of ‘health check’ for buildings. There is some flexibility as you can request the building surveyor to concentrate on specific features of the property.

What is the difference between a valuation report and a building survey report?

A:

Building Valuation
A valuation isn’t a survey. This is simply the value of the property, and though it includes a few comments on the condition of the building, is intended only to enable the lender, such as a bank, to determine the amount and terms of a mortgage offer, and the safety of their investment. Please be aware that, a property can have defects that are critical to a prospective buyer, but are not of concern of the mortgage lender and therefore won’t appear in a valuation report.

Building survey
A detailed survey carried out by a Building Surveyor is to assess the condition of a building, including the structure, fabrics and components, finishes, services and safety requirements. Having a building survey by a Building Surveyor would let you understand the detailed condition and dilapidation of a building, including diagnosis of building defects, and advise on necessary or effective remedial works.

How much will a building survey cost?

The Building Surveyor's fees are dependent upon the size of the building and the scope of building survey you require. Therefore, the Building Surveyors will estimate the approximate cost of the survey for you prior to commencing the work. Surveying fees can range from a couple hundred to several thousand Ringgit depending upon the project's size and complexity.
